Recently, EBMC Property Manager Jay Kacirk, CPM, traveled through Texas and Nebraska to visit several commercial properties under management. The three-day trip covered five locations: AutoZone stores in Galveston and Dallas, Sherwin-Williams sites in Sachse and Amarillo, and a Tractor Supply Co. property in Columbus, Nebraska. Each visit offered valuable insights—not just about the buildings themselves, but about the tenants, the surrounding communities, and the proactive work that keeps these properties running smoothly.

Hands-On Oversight Across the Heartland

Jay’s first stop was the AutoZone store in Galveston, TX, a coastal location perched high enough to avoid the flooding that often impacts nearby streets. The local store manager reported strong business, even drawing customers who take the ferry from surrounding islands. The property’s condition—inside and out—was excellent. The only item noted for future attention was a small area of cracking concrete near a storm drain, a reminder that even minor maintenance issues deserve early documentation before they evolve into costly repairs.

From Galveston, Jay headed north to Dallas, where another AutoZone location presented a different kind of challenge: drainage and foundation concerns. A recent heavy rainstorm made the problem easy to observe. Water from the roof was being funneled into large downspouts that emptied near the street side of the building, leading to drywall cracks and uneven settling inside. Fortunately, foundation repair work was already scheduled and has since been completed. The next step—assessing and redesigning the drainage system—reflects EBMC’s proactive approach: fix the root cause, not just the symptom.

The next two stops featured Sherwin-Williams Paint stores, located in Sachse and Amarillo, TX. Both properties were in thriving neighborhoods, surrounded by active development and steady commercial growth. Managers at each store expressed satisfaction with the buildings’ condition and performance. Only minor exterior housekeeping was needed—proof that consistent maintenance pays off.

Routine visits like these allow EBMC to confirm that tenants’ day-to-day operations remain smooth while also spotting potential needs before they escalate. Whether it’s debris removal, parking lot upkeep, or simply verifying that signage and landscaping reflect well on the property, these details shape both the tenant’s experience and the property’s value.

Jay’s final stop took him to Columbus, Nebraska, where a Tractor Supply Co. store anchors a prime commercial location surrounded by agricultural land. The manager described the store as “literally surrounded by our customers,” and business was brisk even early in the day. The store’s interior and exterior were both in excellent condition, though Jay noted one area of cracked concrete near a storm drain—a recurring reminder that weather and water are a property’s constant adversaries.
