THANKSGIVING DAY AT WORLD MARINE ESTATES

“FOOD, FUN AND FELLOWSHIP”


Twenty-seven residents of the World Marine Estates joined together at the clubhouse for a bountiful Thanksgiving Feast. The tables were decorated with fallen leaves and pine cones from the property’s beautiful trees. White tablecloths, china plates and silverware were used for all. Paper and plastic did not have a place at the table.

President, Jack Palmer gave a Prayer of Thanksgiving and the only request of EBMC’s onsite Manager, Peg Marzo, was for everyone to sit with someone they had not met before.

A special thank you goes out to Joanne Palmer and Katherine Moore, who helped in the kitchen, providing helping hands in preparing the turkeys and gravy. A great big thank you to Marshall Miller for jumping in to clean up the dirty dishes and take over the kitchen cleaning and lastly to Peg Marzo for her dedication to making the event very special.

World Marine Estates is located in American Canyon, CA. The Property Supervisor is Joe Dorsey and onsite Manager is Peg Marzo. EBMC has managed the property since 2002.

A Welcome Addition for EBMC - The Greer Family Trust

The Greer Family Trust appointed EBMC to manage its Park Brighton Apartments located in Modesto, CA. Park Brighton Apartments, is a mature, well maintained, 133 unit conventional apartment community offering Studio, 1, and 2 bedroom apartment homes in a lovely landscaped setting. Jessie Greer, Trustee and Bryan Greer represented the Greer Family Trust in the negotiations and Lori and Stephen Burger represented EBMC. The property will be managed from EBMCs Sacramento Office, Iris Cochlan, District Manager. EBMC will begin servicing the community on June 1, 2008.








Hensley Properties joins EBMC as its newest client

On May 1, 2008, EBMC was selected as the managing agent for the Hensley Properties. The properties include six apartment buildings and one RV Park. The properties are located in Hemet, Indio, Manteca, Modesto, Turlock and Patterson, California. The portfolio includes a total of 1,256 residential units and 151 RV spaces.

EBMC will work closely with the owners of the Hensley Properties over the course of several years to implement a value-added capital improvement strategy to maximize net operating income (NOI) and the increase the value of the investment properties.

The properties are part of the Marjorie H Bright Trust. Founded on a booming real estate business she and her husband built over the years. She provided generous support to the California State University Stanislaus as well as founding the Marjorie H. Bright Scholarship Fund. Ms. Marjorie H. Bright was owner and general manager of Hensley Properties. She passed away on November 5, 2005.

Parties negotiating the transaction included the Co-Trustees of the Marjorie H. Bright Trust and Eugene, Steve and Lori Burger, Jay Kacirk and Iris Cochlan for EBMC.














EBMC Welcomes Calera Investment Group, LLC and Marin Gardens Apartments

On February 1, 2008, EBMC signed an agreement with new client, Calera Investment Group, LLC, for the management of one of their newest properties, located in Corte Madera, California - Marin Gardens Apartments which closed escrow on August 28, 2007. The property is nestled in a scenic valley and conveniently located to Highway 101. Offers lovely renovated units and gorgeous views of the Marin County hillsides. Only minutes from San Francisco, the property is a unique find for San Francisco commuters.

Since the acquisition, Calera Investment Group, LLC, began an intense renovation of the property to give the property greater market appeal. Improvements include replacement of carpeting and kitchen and bath flooring surfaces, installation of granite counters, new appliances and fixtures and modernized bathrooms. On the exterior, a complete renovation of the landscaping, expansion of the pool deck to include new furniture and the addition of a barbecue area, new monument sign, exterior painting and facade repair, asphalt and concrete repairs and restriping and misc. roofing repairs.

Bill Miller, Executive Vice President, Lori Burger, Senior Vice President and Suzette Beck - EBMC's Northern California Residential Division Manager negotiated the agreement with Calera Investment Group's President, Jerry Binkley. Assisting in the negotiations for Calera Investment Group, LLC were Jonathan Snow, Director of Acquisitions and Frank Maiorana of the Silicon Valley Law Group.

Calera Investment Group (CIG) is a multifamily investment company formed in 2007 by Jerry Binkley and Chaille James, its operating principals. The Santa Clara, California based enterprise acquires multifamily properties using a unique value-add investment strategy in target urban and suburban markets. Typical properties are small to mid-sized projects that are "B" and "C" quality.

Through implementation of CIG's customized renovation plan, typical investments can achieve 30%+ NOI growth over a three year period and deliver third party investors a 15%-18% IRR. The principals have successfully implemented the program at 30 properties in California over the past 5 years. CIG expects to acquire $125 million of properties in selected West Coast markets during its first twelve months of operation, and thereafter expand into other markets where similar investment dynamics exist.

Saint Francis Manor Apartments - Senior Resident - Ms. Carol Matthews submits a winning entry for the National Association of HUD Managing Agents 2007 Calendar Contest Featuring Artwork by Kids and Seniors Living in Affordable Housing.

September 15, 2006 - NAHMA Drug-Free Kids Calendars for 2007 features the artwork of children and seniors who reside in affordable, multifamily housing all across the country. More than 130 children (grades K-12), seniors (age 62 or older) and special needs residents competed in the national calendar contest and winners were selected by a panel of independent judges this past June. Children and seniors competing in the national contest are selected from the thousands who participate in the regional poster contests sponsored by local Affordable Housing Management Associations across the country.

The theme for the calendar, was celebrating its 20th anniversary, is "Believe to Succeed," with a sub-theme of"Find Good Role Models." From the many entries NAHMA received, it's clear that children (and senior citizens who care about children) find plenty to believe in and have strong role models they look up to. Like all children, those who live in affordable housing communities first have to believe they can succeed. Then it helps to have mentors and role models who can illuminate a positive path to happiness and success in life.
